MHADA Latest: 120 apartments available for sale in Mumbai on a first-come, first-served basis

On February 2, the Maharashtra Housing and Area Development Authority (MHADA) announced that it would sell 120 flats on a first-come, first-served basis in multiple areas of Mumbai. Sources said the most expensive apartments on sale are in Tardeo in south Mumbai, priced at more than 5,000 yen. INR8 billion, the cheapest is INR3.8 million.

According to MHADA, the flats are available for purchase in areas such as Kandivali, Charkop, Simpoli, Antotop Hill, Wadala, Powai, Malad, Mankhurd, Ghatkopar, Vikhroli, Bikula, Tardeo, Lower Parel, Sion, Juhu and Andheri.

According to MHADA, the apartments included in the FCFS scheme were earlier offered through lottery, but due to various reasons, they remained unsold and are now being put up for sale.

The application process will begin on February 5, 2026. “Interested citizens can avail this opportunity by registering their applications on the official website https://bookmyhome.mhada.gov.in,” MHADA said in a statement.

MHADA said the process of online application submission, deposit, application fee payment and apartment selection will begin from February 12, 2026. After deciding on an apartment, the applicant must pay 10 percent of the apartment’s sales price within 48 hours.

According to MHADA, the applicant must be at least 18 years of age as on the date of application and be a citizen of India.

“Required documents include Aadhaar and PAN cards for unmarried applicants, while married applicants require Aadhaar and PAN cards of both husband and wife. Divorced applicants will also have to submit a certified copy of the court judgment or a copy of the appeal filed (without a copy of the final judgment, ownership of the flat will not be granted). Without the judgment certificate, the flat will not be allotted,” MHADA said in a statement.

Application flow

According to MHADA, after paying the deposit, applicants will be able to access the ‘Book My Home’ option where details such as block/building number, apartment number, floor number etc. will be displayed. If the apartment is available, the applicant can select it and, after the final selection, must pay 10% of the sales price within 48 hours. Upon receipt of this payment, MHADA will issue a temporary online offer letter requesting payment of the remaining amount.

According to MHADA, if an applicant fails to pay 10% of the sale price within 48 hours of selecting an apartment, the claim on the apartment will be automatically canceled and the deposit will be forfeited in full.

Additionally, if the homebuyer cancels the apartment for any reason after issuing the preliminary offer letter, fails to pay the sales price within the stipulated period, or the allotment is canceled for any reason, 1% of the sales price of the apartment will be deducted from the amount paid and the remaining amount will be refunded without interest.

According to MHADA, if a home buyer wants to obtain a home loan from a financial institution, he or she will have to upload a pre-approval letter from the concerned institution using his login ID. A No Objection Certificate (NOC) will then be issued by the office in the name of the bank using the login ID of the applicant. Once the flat fee and stamp duty have been paid in full, an allotment and a letter of occupancy will be issued.

MHADA Lottery 2026 in Mumbai

MHADA is expected to launch 5,000 affordable homes in Mumbai in the next few months. Of the total units, around half will be put up for sale in Mumbai’s Goregaon area.

These units are expected to serve a mix of economically weaker sections (EWS), low income groups (LIG), middle income groups (MIG) and high income groups (HIG) across multiple locations.
